The New York Construction residential market is always active. Finding the best NYC contractor can be a challenge. Whether you are looking for a Manhattan contractor, remodeling contractor, residential contractor for a large general contracting project or something simpler do not rush in without qualifying the professional you choose. There are contractors that are not hands on but bring together subcontractors to take care of the project. Some of these type contractors may work fine but I usually try to work with contractors that personally could complete most every aspect of a NYC renovation.

MHIR Article: Comparing Residential Construction Bids

Often people receive bids that are priced at completely different amounts for the same project.

There are contractors that may price higher than other contractors but in many cases the bids are covering the project differently.

Unfortunately there are contractors that may seem to have an extremely great price as well as being very competent and impressive contractors. Some of these contractors do offer a great price but also know many parts of the project will actually take longer or need extra attention. They may offer a great bid price to get a project but then add many Add-On’s as the project progresses. An example of this would be after demolition a bathroom wall noted as having a severe leak and is warped. Well that completely changes the scope of the project because now the leak will need to be taken care of and the interior wall replaced.

Other contractors may have a price that may come in higher than other contractors but they have already taken many things into account that may come up in your project. Concerning the example above, a good seasoned contractor would have noticed peculiarities in the wall or ceilings or the tiling that would have indicated there is a larger problem.

A good way to handle this is, after receiving the first bid, clarifying if all the aspects of the project are included or are there areas one contractor may have left out.

Contractors expect to go over the original bid with you and make changes and clarify everything. In fact if a contractor is not receptive to take the time to go over the bid with you certainly DO NOT WORK WITH THAT CONTRACTOR.

I hope this was helpful. It may clear up one reason some contractor’s prices may be so different that anothers.
